Dean Dulchinos is Managing Director and Group Head of Real Estate Debt (“RED”) at ORIX Corporation USA. He oversees the Real Estate Investment Strategies group, as well as the Hilco Global Real Estate Finance platform based in the U.S. and Europe. He is responsible for expanding ORIX USA’s third party commercial real estate (“CRE”) credit asset management business and serves as a Portfolio Manager developing and managing investment products that leverage the firm’s real estate businesses. He also works with ORIX USA’s Investor Solutions team to grow the firm’s investor base and product offerings. He joined the firm in 2024 and is based in New York.

Mr. Dulchinos has over 20 years of experience building and managing global CRE debt platforms. Before joining ORIX USA, he served as Head of Debt Portfolio Management and was a voting member of the debt investment committee at AEW Capital Management where he was focused on growing a new CRE debt platform. Previously, he spent 17 years at Barings/MassMutual companies in senior leadership roles, including Head of Debt Portfolio Management and Capital Markets and Head of Real Estate Debt Structured Investments where his responsibilities included new CRE debt product development and capital raising for commingled funds and separately managed accounts, oversight of the structured lending and agency lending businesses, and global capital markets activity. At Barings, Mr. Dulchinos chaired the structured debt investment committee and was a voting member of the equity investment committee.

Earlier in his career, Mr. Dulchinos was Managing Director and Senior Portfolio Manager for CRE structured debt at Cornerstone Real Estate Advisors and a founding member of the CRE high yield team at Babson Capital Management, both of which were Barings/MassMutual companies. He began his career as an attorney, including serving as Counsel at MassMutual Life Insurance Company, where he advised on CRE debt investments, private placements, and M&A.

Mr. Dulchinos holds a BS in Business Administration-Finance from Western New England University and a JD from Western New England University School of Law.
